GROUND FLOOR
Sitting room
This is a spacious, light and comfortable room which provides a panorama of Argyll scenery from its east and south-facing windows. These were designed with low sills, to take advantage of the splendid outlook.
There are two sofas, two arm chairs and a fitted window seat across the full width of the room. The open fireplace was built by an Argyll craftsman in the soft-colour, local Bonawe granite, and this is flanked by two glass-topped coffee tables.
The bookcase contains a fine range of Scottish books, covering history, archaeology, literature, wildlife, flowers and sea life. On the window seat there is an extensive collection of maps and guide books for the area, and a pair of binoculars for spotting wildlife from the sitting room. In addition there is a good selection of games, television set and DVD player.
Kitchen/dining room
This is a splendid large room, overlooking the loch, with a breakfast bar dividing the dining room from the kitchen. The beautiful maple kitchen was hand-built by Cotteswood, and features Spanish Pueblo handmade tile. It is excellently equipped, with a De Dietrich double oven, Neff ceramic hob, microwave with grill, freezer, fridge and dishwasher. French windows lead from the dining room onto the sheltered terrace and garden.
Laundry room
Leading off the kitchen, and adjacent to the back door and back lobby area, this is equipped with a washing machine, tumble drier, iron and ironing board. Its furnishing matches that of the kitchen.
Twin bedroom
The ground floor bedroom has two single beds and Laura Ashley checked fabrics. It has a gentle, peaceful view over farmland and Beinn Bhreac. It is next door to the cloakroom.
Cloakroom
This has a washbasin, loo, heated towel rail, mirror and shelves and a ceramic-tiled floor.
FIRST FLOOR
Double bedroom
A spacious room with double bed, white painted country furniture, fitted washbasin, and Laura Ashley fabrics. It has wide views over farmland and Beinn Bhreac from the east window, and over Loch Etive from the south window.
Upstairs twin bedroom with ensuite bathroom
This room has two single beds, and is furnished in creams, with pine furniture. It also overlooks the loch. The bookcase contains a large collection of books for children. The bathroom has a bath, shower, loo and washbasin, as well as under-floor heating and a heated towel rail.
Main bathroom
Also with a splendid view over Loch Etive, the bathroom has a bath, shower, loo, washbasin, heated towel rail and Laura Ashley tiles and fabrics. The bathroom is situated between the two upstairs bedrooms.
GENERAL
The house has full central heating, with individual temperature controls in each room. Water heating is by electric immersion heater, and there is a good airing cupboard on the landing.
Goosedown combination duvets and electric blankets are provided for the main and downstairs twin bedrooms, and polyester duvets for the second upstairs bedroom. A spare blanket is provided for each bed, and further blankets are available on request. A dropside cot is also available on request, but visitors should bring their own bedding and plastic mattress cover.
